Home Buyer Survey Shows Efficiency & Safety Tech Most Wanted

 

The NAHB’s “What Home Buyers Really Want” study surveyed home buyer preferences for technology features in new homes. Here are the key findings and trends:

Top Technology Features

The study revealed that home buyers prioritize technology features that enhance energy efficiency and improve safety:

  1. Programmable thermostat (78% rated as essential/desirable)
  2. Security cameras (76%)
  3. Video doorbell (74%)
  4. Wireless home security system (70%)

Lighting Control System ranked 6th out of the 19 features surveyed.

Main Goals for Home Technology

Buyers are primarily looking for technology that helps them:

  1. Improve Energy Efficiency
    • Programmable thermostat
    • Multi-zone HVAC system
    • Lighting control system
    • Energy management system/display
  1. Increase Safety
    • Security cameras
    • Video doorbell
    • Wireless home security system
    • Wired home security system

Widespread Appeal

The study found that 16 out of 19 technology features were rated as essential or desirable by at least 50% of home buyers, indicating a strong overall interest in home technology.

Demographic Variations

The study also analyzed preferences based on various demographic factors:

  • Age: There were significant differences in preferences between the youngest and oldest buyers for five technology features.
  • Income and Price Point: The prevalence of virtual tours varied based on buyers’ income levels and expected home prices.

Implications for Builders and Developers

These findings suggest that incorporating energy-efficient and safety-enhancing technologies into new homes is a strong selling point. Builders and developers should consider including features like programmable thermostats, security cameras, video doorbells, and smart lighting to meet buyer expectations.
